Before you apply
The Sydney rental market moves quickly, so come prepared. Have your documents ready before you start inspecting.
- Photo ID
- Proof of income, recent payslips or a letter from your employer
- Rental history and references from previous agents or landlords
- A short note on who will live there
Most listings link to an online application, often through 2Apply, so you can apply quickly once you find the right place.
What to budget for
Plan for the upfront costs so there are no surprises.
- Bond, usually up to four weeks rent, lodged with NSW Fair Trading
- The first rent payment
- Moving costs and connection of utilities

Make your application stand out
In a competitive market the best application often wins the property. Rent bidding is not allowed in NSW, so it is about being complete and prompt, not outbidding.

- Apply promptly after the inspection
- Be clear about your move-in date and lease length
- Include references who will actually answer the phone
Your rights and responsibilities
Renting is a two-way agreement. Pay rent on time, look after the property and report repairs early. In return you have the right to quiet enjoyment of your home and to timely repairs.
Inspections
Routine inspections happen with proper written notice. Keep the property clean and accessible and they are straightforward. They are also your chance to flag anything that needs attention.
Moving out
When your tenancy ends, give the correct notice, return the property in the same condition allowing for fair wear and tear, and request your bond refund through NSW Fair Trading. A clean property and the original condition report make the refund simple.
