What are my legal responsibilities as a landlord in NSW?
You must comply with the NSW Residential Tenancies Act, which includes providing a safe property, lodging the bond correctly, maintaining repairs, and following notice periods for entry, rent increases or termination [1].
Do I need landlord insurance?
Yes, we strongly recommend it. Standard building insurance does not cover rental defaults, malicious damage by tenants, or loss of rent from vacancies.
How often are inspections conducted?
Routine inspections are conducted every six months unless a more frequent schedule is requested. After each one, detailed digital reports with photos are provided.
Can I increase rent during a lease?
Only if the lease allows for a review clause, otherwise, rent can be reviewed at lease renewal with appropriate written notice, typically 60 days.
What if the tenant stops paying rent?
We follow an automated arrears protocol starting at Day 3 and communicate with the tenant immediately. If unresolved, we proceed with tribunal processes in line with NSW law.
Do you manage short-term leases or Airbnb?
No, we focus exclusively on long-term residential rentals that comply with tenancy legislation and are designed for investment stability.
What happens when a lease expires?
We begin discussions 60 days before expiry. Options include renewal, rent review, or notice to vacate if required. We handle this proactively to avoid gaps.
How do I switch from another agency?
It’s simple. We handle the entire handover, including notification, key collection, tenant communication, and file migration, with zero downtime.
What if I want to sell my property?
We don’t sell properties, but we can refer you to trusted, non-conflicted agents and guide your tenant communication through the process.
Do you manage properties in strata buildings?
Yes. We’re experienced in liaising with strata managers and understand by-laws, standard area maintenance, and tenant compliance.
Are pets allowed?
NSW laws now favour tenants applying with pets. You can still assess each application case-by-case, and we’ll advise on suitable terms and safeguards.
Can I approve the tenant myself?
Yes. We shortlist the best applicants and provide you with summaries, including recommendations, so you can make the final call.
Do I need to register for Rental Bonds Online?
Not if we’re managing the property, we take care of lodging all bonds via the NSW Rental Bonds Online platform [2].
Can you advise on renovations or adding value?
Yes. We can assess rental uplift potential, manage trades, and guide your investment strategy based on what local tenants are paying for.
Is there a minimum term to sign up with Lifestyle?
