How do I apply for a rental property in Sydney?
Apply via 2Apply with your ID, proof of income, and rental history. Each listing includes a direct application link.
What documents do I need to rent a property?
Photo ID, recent payslips or employment letter, and rental history or references.
Can I offer more rent to secure a property?
You may voluntarily offer above the asking rent, but under NSW law, agents cannot solicit higher offers (no rent bidding).
How long does application approval take?
Typically within 1-2 business days depending on reference checks and landlord decisions.
What happens after I’m approved?
You’ll receive a lease for digital signing, then pay your bond and first two weeks’ rent.
Do I need to connect utilities myself?
Yes, electricity, gas, water, and internet must be arranged before move-in.
Are furnished properties available?
Yes, some properties are furnished, check the listing for details.

Bond, rent and arrears

What is a rental bond and how is it handled?
It’s security held by Rental Bonds Online (RBO). You’ll receive an email to register and lodge it directly with NSW Fair Trading.
How can I get my bond back at the end of the lease?
Return the property in the same condition (fair wear and tear excepted), then request a bond refund via RBO.
Can the landlord claim part of my bond?
Yes, for unpaid rent, damage beyond wear and tear, or cleaning. Disputes can be referred to NSW Fair Trading or NCAT.
What if I’m behind on rent?
Contact us early. NSW tenancy laws allow landlords to issue a termination notice if rent is 14+ days overdue.

Living in your rental

How do I report maintenance issues?
Log repairs via our 24/7 maintenance portal. Emergencies should be phoned in directly.
What is considered an emergency repair?
Burst pipes, power outages, dangerous damage, contact us immediately.
Can I make changes to the property?
Any alterations (like hanging pictures) require landlord approval.
Are pets allowed?
Some properties allow pets. Approval must be requested and granted in writing.

Renewing and moving out

When can I renew my lease?
We’ll contact you around 60 days before expiry with renewal options.
How do I end my lease early?
Early termination is possible with a break lease fee. Contact your Property Manager for conditions.
What notice is required to vacate?
Tenants must give at least 21 days’ written notice if on a periodic lease.
What if I’m asked to vacate?
Landlords must follow proper notice periods. From July 2025, agents must declare the reason to NSW Fair Trading when releasing bonds.
