How to request a repair
Request repairs in writing to your property manager. Even if a repair has not been completed, never stop paying rent. Withholding rent puts you in breach of your tenancy agreement and the tenancy may be terminated.
Email your property manager and include:
- The address of the property you are renting
- A clear explanation of the issue
- Images or videos if you can
- Your best contact details for our tradespeople
If you do not have your property manager’s details handy, contact our admin team and we will direct your request to the right person.

Emergency and after-hours repairs
For after-hours and emergency situations, contact one of the approved trades below. If you use someone who is not Lifestyle approved, you may not be refunded the cost of the work.
Before calling a plumber or electrician after hours, check with a neighbour to see whether the issue is isolated to your apartment or affects the whole building. Our contractors cannot repair issues related to the building, and attendance to common-property matters is not the agency’s responsibility.

What counts as an urgent repair
NSW law distinguishes between urgent (emergency) repairs and those that are less urgent. Urgent repairs include:
- Burst water service or serious water leak
- Blocked or broken toilet (where there is only one toilet)
- Serious roof leak
- Gas leak
- Dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- Failure or breakdown of the gas, electricity or water supply
- Failure or breakdown of the hot water service
- Failure or breakdown of the stove or oven
- Failure or breakdown of the heater or air conditioner
- Any fault or damage that makes the property unsafe or insecure
