Furnished or unfurnished?
What earns you more, and what actually suits you best.
There is no universal right answer. The best choice depends on your property, your location and the tenants you want, and we will give you a straight recommendation either way. Whatever you choose, we do it properly, your way.
Furnished
Best for inner-city apartments, executives, expats and short-stay tenants who want to move in with a suitcase.
The upside
- Higher weekly rent potential
- Less competition, since most stock is unfurnished
- Leases faster in transient, inner-city pockets
- Depreciation on the furniture can be claimed at tax time
The trade-offs
- Higher upfront and replacement costs
- More wear, cleaning and turnover
- Shorter average tenancies
- You are responsible for the contents
Unfurnished
Best for family homes and suburbs where tenants want to settle in and make the place their own.
The upside
- Longer tenancies, often 12 months or more
- Lower turnover, maintenance and cost
- A broader pool of tenants to choose from
- Tenants treat the home as their own
The trade-offs
- Slightly lower weekly rent in some markets
- Can take a little longer to lease in transient areas
So which earns you more?
In transient, inner-city markets a well-furnished apartment can command a real rent premium and lease faster. In family suburbs, unfurnished usually wins on stability: longer tenancies, lower turnover and less for you to manage.
It also comes down to quality. Cheap, mismatched furniture can cost you tenants rather than win them. If you are going to furnish, furnish properly, or not at all. We will tell you which way the numbers point for your property, backed by what is actually leasing in your area.
We do it properly, your way
Furnished or unfurnished, we present it well, market it hard and lease it fast. Not sure which suits your property? We will tell you straight.
